I would say it is a huge improvement over your current site, but no it is definitely not designed well. There are numerous major issues. From a coding perspective there are almost 200 html errors http://validator.w3.org/check?uri=http%3A%2F%2Fwww.bronxresults.com%2Fhome%2Fdefault.aspx&charset=%28detect+automatically%29&doctype=Inline&group=0
Also the content is spammy such as the footer at the bottom. There are multiple broken images on the home page.
This site would benefit greatly from a rebuild or developer focus.

Using HTML / CSS is just fine, but you lack the training, tools, experience and team to build the site to a high quality standard.
Can someone who picks up a book on real estate and passes the test properly compete with a realtor who has years of experience? and a team of support? and all the proper real estate tools? No. The same is true for web design.
SEO is entirely about competition. You want to rank as #1 for terms such as "Bronx Real Estate" and so do literally hundreds if not thousands of other realtors. It is an all-out battle for supremacy. Even if you had a fantastically designed website and awesome content, it is still a challenge because the field is so competitive. The top 5 results for "Bronx Real Estate" are trulia.com, realtor.com, homes.com, an REmax site, and realestate.yahoo.com.
I don't wish to discourage you, but I also do not wish you to perform an exercise in futility. The reality is you need to make it to the 1st page of search results to see any meaningful traffic. You can develop a basic WP or Joomla site with an IDX/RETS feed for under $5k and then add more features to it as you can afford it.
A final thought. I spent most of my life as a do-it-yourselfer. I mowed my own lawn, fixed anything which broke, filed my own taxes, etc. The thought of paying others to do these tasks was unthinkable. Then it hit me. If I simply focus on being an expert at one thing and do it better then most others, I can afford to hire other experts to perform all the other tasks. I would encourage you to spend your time focusing on real estate until you can afford to hire a quality web developer who can create your SEO-friendly site. Just my two cents.

Thank you for your input. The site is new and since I am on a limited budget I am working on it myself. I wish I had the four seasons budget, lol.

I'm a Realtor that picked up a book on web design and went to work on it. You should have seen the first iteration of the site. You would have had a great laugh. The site definitely has a long way to go but that is why I am asking for feedback. I appreciate your candidness.
So based on your recommendations I shouldn't use HTML and CSS? I'm using Dreamweaver as my HTML Editor. The content I am currently rewriting because I do see it needs work.
What would be a good website architecture?
If I do change over to word press as my platform how would that impact my rankings?

Phone number, top left corner. Make it easy for people to contact you.
Images... Pictures of houses... Pictures of happy, smiling families... Anything... You need images above the scroll. All you see is text. That's not very inviting.

I will offer some candid feedback.
The site you are presenting is not a serious candidate for the questions you presented. The site is a very basic HTML site which was either very quickly thrown together or uses a basic template. To meet any of your mentioned goals, you need to begin with a solid website architecture. In a perfect world, you would have a team of developers build your site from scratch. The time and expense of doing such is often too costly (see http://www.fourseasons.com/ which was built for only $18 million). Therefore using a platform such as WordPress or Joomla for your site is a great solution.
Once you have your website built, it is time to work on your most important asset, your content. Presently the site's content is loaded with keyword repetition and thin content. I do not mean to offend you, but do you believe any of the information offered on the site is helpful to prospective buyers?
There are many quality real estate sites. Take some time browsing sites of your peers. Doing such will offer you an idea of how far off the current site is from a quality site which offers visual appeal, a positive user experience, solid conversion rate and SEO performance.

We've a client that wants to repurpose some of the content on there site but not lose rankings. However its changing the content to an alternative to ....
The Current URL Example would be test.co.uk/prodcut-catogory/product-1 . This side of the business is being sold however they have products elsewhere in the range that can be used as alternatives to the product range that will be moved, so they want to amend these pages with an " alternative " slant. Example idea would be to change to the following : test.co.uk/prodcut-catogory/alternative-to-product-1, trying not to change the URL to much, keeping the majority of the content the same but adding new copy stating the benefits of using the alternative product. So it becomes a comparison between the two. I appreciate I will have to amend the URLs, titles, meta, H1s, add new copy & preform a 301's. Option 2 Simply write a second page which is all brand new content talking about it being an alternative to the products and doing a 301 from the original page but not amending that. Be great to get peoples feedback on this approach and if there is anything else that I could do to minimise the drop in rankings once I complete the changes. Thank you D

Google Adwords Offered to Redesign My Website & A/B Test... Thoughts?
I received a call from the Google Adwords team today offering to redesign major pages of my website & A/B test their design against mine. The rep said that this is not a standard service they offer and that we had been "selected". Despite it's overt marketing overtones, I would hate to pass by the opportunity to apply Google's conversion insight to my site. Has anyone experienced this before? Good experience? Bad experience?

Suggestions to Improve Worst Conversion Form Ever Designed?
My commercial real estate web site has about the worst conversion form ever designed (http://www.nyc-officespace-leader.com/visitor-details). The form appears whenever a visitor does a property search. If they do not release their phone number and email address they don't get results. The form only gets completed 25% of the time and often the contact details are wrong. The visitors either exit the site at that page or go to the listing or neighborhood pages to view listings without doing a filtered search. In an attempt to increase conversions we are softening the form and not making completion mandatory. After entering an inquiry the visitor will be shown three property listings before the form pops up, The idea being that once they have seen product they will be more inclined to release contact info. Also, the form will appear once they have viewed three listings anywhere on the site, not just for search results. Unlike the existing conversion form (http://www.nyc-officespace-leader.com/visitor-details) we are trying to keep the text very concise. The new form will be Java script rather than a URL. Can anyone offer some ideas on how to make the text of these new forms more enticing? The forms are listed below. We will probably show the first one after the visitor views 3 listings and the variation of it after the visitor views another 3 listings. ** FORM #1** Quit wasting time searching for listings. Is it possible to set a Goal conversion tracking from a subdomain to a root domain?
Hi Mozzers, Here is an issue I am going through: I have a root domain(www.example.com) that is the core website where you are able to schedule a service I have a subdomain (sub.example.om) that is part of content strategy offering free tips and follows a different branding strategy. There are internal links from sub to root domain I have a GA subdomain tracking code installed on every page for both domains I would love to set goal tracking on GA for visitors coming to my subdomain, then going to root domain and then schedule a sevices? Is this possible? If it is, can someone show me a How To because I tried it anddidn't work? Thanks mozzers!

Ranking at 8, 9, & 15... Is this self-cannibalisation?
@ 8 is a blog about a youtube video review a customer made of the product. Blog title includes keyword @ 9 is the product page itself and includes a rich snippet video @ 15 is a blog about the product by an independent professional in the field - again the blog title contains the keyword. The page I want to rank highest is the product page which is currently at position 9. If it were you would you delete the keyword from the blog titles? Or is that just going to lose me those blog results and do little/nothing for the product page. Thanks EDIT: I should have said... both blog pages link to the product page and the keyword is the anchor.

14,000+ links a to one site - is this a problem?
First, thanks to those who have helped me before. Second, according to Google Webmaster there are about 14,765 external links to my site. According to Open Site Explorer I have 22. So a couple of questions: 1. Why such a discrepancy? 2. Of the 14,765 links shown in Google Webmaster 14,665 are all from one place and all link to my home page. The site is interiordesignproductfinder.com. In August of this year I bought a sponsorship there. There are several of these sponsors so which show up on a rotating basis. Will having 14,765 links all of a sudden showing up be grounds for some type of a Google downgrade? Why are there 14, 765 links instead of just one. Is a new link created every time our sponsorship rotates to the page? Another thing, in the past couple of months our conversions have dropped significantly. we average about 180 visits a day with a 50% bounce rate.
