I need some help with my addresses, please.

I've only ever had a mailing address for my business, but I now have a new physical address which I use to meet clients at, and it's in a different city. There's no mailing address at the physical location though, so I'm keeping my mailing address at the post office where's it always been.
What should I do about changing my address? Should I change it, or leave it alone? I could add it easily to my website, as a physical address and a separate mailing address. But what about my Google Maps listing, social sites, and citations?
I rank at the top for my keywords in my original city, so I don't really want to lose that. Would it be a good idea to add a location/landing page to my website for the new city, to help me rank there?

Hi Coppell,
Google puts the burden on business owners to become aware of and read Google's guidelines. They won't stop you from creating most listings that violate the guidelines, but these listings can then be taken down for violations if a) Google catches them, or, b) a consumer or competitor reports them.
The only time you should create a Google My Business listings is if it is guideline-compliant. Otherwise, you are putting effort into something that's a liability to your brand and reputation, instead of being an asset.
So, unfortunately, you were unaware of Google's guidelines in this and have built rankings and reviews around an ineligible address. Regarding the new address, I had asked some questions. You mention it has no postal delivery. Why is that? Is it on a brand new street? How do business owners occupying your street receive mail? Also, you mention you are sharing this office with a friend. Are they in the same business category as you?

The new office space is shared with another friend of mine. I will not be changing the mailing address, because of convenience reasons.
I am ranking organically and locally. I had no idea I wasn't allowed to have a mailbox as my address. How was I able to do this if it's a violation?
Should I change the address? Even if it's working well -no issues with spam so far. Would I lose my reviews? I really don't want that to happen.

Thanks so much for asking about this. I hate to be the bearer of bad news, but if you formerly built a Google My Business listing for a mailbox, that was actually a violation of Google's guidelines which state:
PO Boxes or postboxes located at remote locations are not acceptable.
So, if you've achieved local pack rankings based on this ineligible mailbox address, I'm afraid these would be viewed as unearned and could be removed as spam. You haven't specified whether you are talking about ranking well organically or locally, but if it's the latter, then this is definitely a concern.
Now, as you mention, you do have a real, physical office where you are meeting customers face-to-face. Can you please provide a bit more information about why it has no mailing address? Are you saying your city doesn't deliver mail to you there? Something else? Where does mail get delivered to businesses located at this new location?

What do I need to do for SEO when moving a business out of state?
Hello! So I have a business that I run out of a single location for the last 3 years. I am unfortunately having to move here in the next few weeks My question is what do I need to do in order to have the best chance at SEO for the new location? When should I make the changes? Creating multiple GMB listings same address?
Hi Guys, We have a medical centre which has different services like medical, dental, pathology, mental health and 3-4 other services. They are all at the same address within the medical centre. Currently, we have a GMB listing just for the medical centre. But we're looking to create separate GMB listings for each service. I was wondering if anyone has done this before and can speak from experience of the pros and cons of doing this? It seems we will have a lot more GMB listings to manage, but we should benefit more from relevant GMB searchers and this will improve our visibility. Cheers, Mark

Two Google My Business accounts for two companies at same address
I have a client (flat roofing) with two registered businesses both of which are based from the same address, upon trying to create a new GMB account for the second business, it was immediately suspended by Google. So somewhat unsurprisingly one address one business, but is there a way around this?

How Do I Remove Address from Google Business Page?
Not very up to date in handling local listings, so here's my situation. I have an office that is not going out of business, but instead going virtual. So that physical address will no longer exist but the team is intact. So I am dealing with the Google Business Listing page for this office at https://business.google.com/ In the "Published on" section, it has Google Search, Google Maps, and Google+. I want to remove it from Maps and the address from this account. There's an address for this store, but editing it only seems to allow changing, but not removal. There is also the option of "Mark as Permanently Closed", but surely that isn't the best option since that will leave a nasty red "PERMANENTLY CLOSED" in the results when searching. What's the best course of action here?

Another Business is Using My Client's Address
This morning my client contacted me that another business is using their address as their own! They received a Google verification postcard with pin number on it, but luckily had the foresight to not give it to the person when they called. After some research, we also found out that they are using our address on Facebook and LinkedIn as well. The kicker is: this business is another SEO firm! You would think they would know that using our address would cause NAP issues for their own business. Has anyone dealt with another business trying to hijack their address for local rankings? Any advice on steps to take to report this abuse would be appreciated. Since this person is obviously unscrupulous, we don't want to provoke them into taking any other negative action online that could affect our business.

Having two GMB listings at same address
We currently have two verified GMB listings at the same address - I "inherited" these when I joined the company, and was considering merging them, as I am aware it is generally not recommended to have more than one listing per company per location. However, the two listings highlight two different sectors of our company so I decided to keep both and optimised them as best as possible by completing the information, adding pictures etc. One of the listings uses our legal company name, one uses our name that we trade under as an e-commerce business. The listing with our legal company name links to our corporate website and focuses on installations we do, while the listing with our e-commerce business name links to our ecommerce website and focuses on products we sell through there so they differ a bit from each other. Both serve the entire country, so they are not targeted specifically toward local searches. The following differ: Business name, sector, website

The following are the same: Address, phone number, opening hours So far we haven't had any issues, both are verified and show up in Google, but recently, we have had the following notification pop up: Fix locations with duplicate addresses__Use shop codes to differentiate locations that have the same address. Click each location and give it a unique address or shop code, or remove it. I'd appreciate some advice as to what would be best in this situation. Should I just add shop codes to differentiate the two listings in order to be able to keep them both? If so, what purpose do these shop codes have, how should I format these and will these be publicly visible within our listings? Quick Q for your (local) SEO gurus. I have a client who has bought a number of local companies. (advertising, printing, graphic design, vehicle wraps) to compliment his screen printing, embroidery, etc business. ALL of these companies run out of the SAME address. What makes it even harder is he wants to continue operating them as separate companies. Fortunately, he is OK with using different phone numbers for each business but on the website (we are building for him) ALL the companies are represented like it is all one big happy company. How the H@#$ do I build citations for this business! 🙂 ??? THANK YOU FOR ANY SUGGESTIONS!! If I use the one 'parent' company building citations is a challenge bcs they do so MANY things in one location. If I try and build citations for 5 companies w the same address - that can't be a good idea either. Can I use a fake email address for Moz Local submission? This is for a medical practice, that has been advised not to publish an email address due to HIPAA concerns.
I work with medical practices, who due to HIPAA do not want to publish an email address in listings. Would it cause a problem if I just submitted a non-working address (like [email protected]) that is not set up at all, so any email sent there would just bounce? Obviously, one option is to use a HIPAA compliant email account, but there are other considerations (timeliness of responses related to clinical issues, for example) that make it less than ideal for a many medical practices to publish a public email address of any sort. I'm interested in any options or solutions that could allow me to use Moz Local (which requires an email address) for businesses with HIPAA concerns. Ira
