How Should We Handle Citations for a New Building?

One of the companies I work with has purchased a business complex they plan to move their offices into. The current tenant is fairly reputable in the community, but ran into some financial issues, hence the sale. For easy, I'll refer to this place as the Simmons Center.
So, currently, the Simmons Center has a Yelp!, GMB and other pages devoted to what it offers (mostly restaurants and small shops) but the new company will be turning the location into a large corporate campus.
We'd like to bring naming conventions in line with the new center title and remove (where applicable) citations for the Simmons Center. What would be our best way to go about doing this?
I'm thinking our best option is to: 1) claim current listings, where applicable, 2) mark the Simmons Center as closed, 3) Create new listings for the new name at the same address, 4) Use Moz Local and Whitespark to help clean up citations where needed.
Is this the best approach for this type of situation?

Great questions. You do not want to assume the old listings for the former brand, as their reputation belongs to them and not you. Rather, I recommend that you read this post https://searchengineland.com/business-owners-guide-moving-office-234671 and follow these steps outlined in this post for what to do when a business moves: https://mza.bundledseo.com/blog/delete-gmb-listing. I would follow those steps in dealing with the GMB listings, and I'd recommend updating any existing Yelp listing manually for your client, and then I would use Moz Local to get the new info out there on the major aggregators + other critical platforms.

Using PO Box/Virtual Address for local citations, but not GMB?
Hello. So, I am aware that it is in violation of Google My Bussiness's terms of service to use register a PO box/virtual address with GMB, but is it problematic to use such addresses for general link building with local citations, such as local directories and resource pages? Would the cons outweigh the pros (more backlinks)? And what about using one of these kinds of addresses on my website, but not GMB? Is it all so interrelated nowadays that I should steer clear of publishing a virtual address anywhere? That just seems hard to wrap my head around as PO Boxes have served a valuable function for small businesses for some 150 years. Thank you, Jon

Citation Quantity vs Real Links
Hi Everyone, I've got a question about citations. My website is in a niche where there are 3 main competitors - ourselves and two other sites. We have around 300 citation links and around 50 high quality links within our niche from people like bloggers, editorial links within news sites etc. The other two competitors have 900 and 2000 citations each, but nothing else. None of the high quality links we have worked hard over the past year to get. We're generally ranking lower than the other two sites. Should we focus on getting more citations to "catch up"? Until now we haven't because we've been worried a lot of the citations our other competitors are on look spammy, but it seems whatever we do we can't beat them. On the face of it though, we are a better company with a better site and we've got more/better real links, so I'm starting to wonder if citations are holding us back.

How do I treat multiple buildings on the same college campus on Google for local SEO?
Should I delete them? Simply give them a different address like "City, State, Zip"? I see the benefit of having key buildings on campus in Google Maps, but I don't want those to affect my accuracy score and, thus, my local rankings for SEO.

A question for a real citation building PRO (I am totally lost on this one) Thank you for ANY help!
Quick Q for your (local) SEO gurus. I have a client who has bought a number of local companies. (advertising, printing, graphic design, vehicle wraps) to compliment his screen printing, embroidery, etc business. ALL of these companies run out of the SAME address. What makes it even harder is he wants to continue operating them as separate companies. Fortunately, he is OK with using different phone numbers for each business but on the website (we are building for him) ALL the companies are represented like it is all one big happy company. How the H@#$ do I build citations for this business! 🙂 ??? THANK YOU FOR ANY SUGGESTIONS!! If I use the one 'parent' company building citations is a challenge bcs they do so MANY things in one location. If I try and build citations for 5 companies w the same address - that can't be a good idea either. If the plan is to eventually fold all these companies into the one parent company *(waiting to hear back on that) I would think the BEST advice would be to use the ONE phone number and address and just shoot for a general 'marketing' category. Local Search and Schema.org - Do I need to tag up the "same as" Property to all my citations to help with local rankings?
Hi All, We have implemented Schema.og on our website and this also includes the local business schema for all of our branches.However I've read an article (see below ) which says we should also be doing "same as " property and linking this to ALL of our citations such as google plus page , yelp , bing places, city search etc etc as this will help with citations. I am wondering if anyone has done this ? - And if so , has this helped with local rankings etc - I don't really want to invest the extra costs to get this done if I can't find anywhere that says its made a difference - The article from whitespark - says - "when you create new citations for your business (or for your client’s), it’s a waiting game hoping that Google and the other search engines will find your new citations quickly and make the connection between those listings, the business, and the website. The “sameAs” property can help make that process much quicker _and _easier. Schema.org explains that the “sameAs” property is used along with the “URL of a reference Web page that unambiguously indicates the item's [or business’] identity.” By using the “sameAs” property in your NAP schema markup, you can tell search engines that the business you’ve marked up is the same one found at a certain citation URL Of course, Google+ isn’t the only important citation source. Local citations from business directories in other countries
Hi all, I normally work for clients in my home county (The Netherlands) and with local citation building I focus on Dutch websites or well know .com websites in the Netherlands. My rule of thumb kinda was, if it’s not known in the Netherlands it isn’t worth getting mentioned there. Since The Netherlands are pretty small and I think Google ain’t perfect I was wondering if it makes sense to list a Dutch business on any .com business listings that are internationally big, but aren’t well known in the Netherlands. Two reasons that got me thinking this direction: A big well known Dutch company offers a service such as Moz local and did integrate their service with several international business listing websites that I never heard off, since these business directories focus themselves on other parts of the world. Google ain’t perfect and I think they got more budget to identify trustworthy business directories with an international focus or a focus on America then with a focus on The Netherlands. So I’m wondering if it makes any sense to list a Dutch business on let’s say the top 20 international business directories (although these directories don’t have any brand recognition in The Netherlands).

New Local Search Results Appearance/Rankings?
Hi everybody! My team and I are all noticing a new layout for local search results. We just noticed it today. Mobile and desktop results appear to be affected. Specifically, we are looking at searches like "event spaces in Richmond" and "restaurants in Raleigh" as 2 examples. The listings appear differently in the SERPs, and the top results really are not relevant to the search queries. Is anybody noticing anything similar, or does anyone have any insight into whether this is something Google is testing or if it's here to stay? Also, any advice for overcoming rankings drops as a result of these changes? Thanks in advance!
