Grr . . . Just can't seem to get there

mrswitch.com.au is one site that we are consistantly struggling with . . . It has a page rank of 3 which beats most of the competitors, but when it comes to Google AU searches such as Sydney Electrician and Electrician Sydney etc, we just can't seem to get there and the rankings keep dropping.
We backlink and update the pages on a regular basis
Any ideas? - Could it be the custom CMS system?

It's a micro format of HTML.
You can use it to, for want of a better word, 'tag' your address, so basically it is a way of saying to bots that hey, you know this string of characters that follows, it is an address... there is some conjecture as to its usefulness, but I believe it is best practice to use it, especially with local search focused projects.

Also, when you say you backlink regularly, from where? Try to get backlinks from local sites to local pages... i.e. Sydney Electrician: get backlinks from local sydney directories, blogs & sites about Sydney, etc...
I haven't checked any of these for whether they're paid, nofollow, etc... but just as examples:

http://www.sydneybusinessdirectory.net/
http://www.expat-blog.com/en/directory/oceania/australia/sydney/
http://sydney-city.blogspot.com/

And obviously mix that with relevant links to do with electricians... and preferably sites that are electrician and Sidney based combined if possible... easier said that done I expect.
The same for other trades and other towns.

I agree fully with what Ryan suggested above, if local is your target. Also consider using the hcard microformat on your address, as that can't hurt either.

Are you trying to get in the local listings? If that's the case just get the address on the page and start submitting through Google Local. If it's a chain submit the bulk listings and/or service areas. Pages like this: http://www.mrswitch.com.au/location are going to hurt you as the engines will see it as a keyword stuffing attempt to manipulate results around any Sydney suburb + "Electrician". I'd recommend getting rid of the location page in its current format and replace it with a few of your actual locations. Use your keywords sparingly, and use the tools Google provides, especially mapping and reviews.

Google Search Console 'Change of Address' Just 301s on source domain?
Hi all. New here, so please be gentle. 🙂 I've developed a new site, where my client also wanted to rebrand from .co.nz to .nz On the source (co.nz) domain, I've setup a load of 301 redirects to the relevant new page on the new domain (the URL structure is changing as well).

E.G. On the old domain: https://www.mysite.co.nz/myonlinestore/t-shirt.html
In the HTACCESS on the old/source domain, I've setup 301's (using RewriteRule).
So that when **https://www.mysite.co.nz/**myonlinestore/t-shirt.html is accessed, it does a 301 to;
https://mysite.nz/shop/clothes/t-shirt All these 301's are working fine. I've checked in dev tools and a 301 is being returned. My question is, is having the 301's just on the source domain only enough, in regards to starting a 'Change of Address' in Google's Search Console? Their wording indicates it's enough but I'm concerned, maybe I also need redirects on the target domain as well? I.E. Does the Search Console Change of Address process work this way?
It looks at the source domain URL (that's already in Google's index), sees the 301 then updates the index (and hopefully pass the link juice) to the new URL. Also, I've setup both source and target Search Console properties as Domain Properties. Does that mean I no longer need to specify that the source and target properties are HTTP or HTTPS? I couldn't see that option when I created the properties. Thanks!0 -
What to do about spam links I didn't create?
I have dropped in rankings 3-5 points over the past 6 months and have been trying to figure out why. One thing I found was a ton of my pictures on a image net ring. I obviously didn't put those photos there or give permission to use them. It looks like an offshore website. How do we deal with these type of bad links?

Can I disallow my subdomain for penguin recover?
Hi, I have a site like BannerBuzz.com, before last penguin my site's all keywords were in good position in google, but after penguin hit on my website, my all keywords are going down and down day by day, i have done some changes in my website for improvement, but in 1 change i have some confusion. i have one sub domain (http://reviews.bannerbuzz.com/), which display my websites all keywords user reviews, in which every category's 15 reviews are display in my website http://www.bannerbuzz.com so are those user reviews consider as duplicate content between sub domain and main website. can i disallow sub domain from all search engine? currently sub domain is open for all search engine, is that helpful to block it? What can we do to improve our site
Hi. I am hoping that some of you can help me with the in2town site www.in2town.co.uk The site is a news/lifestyle magazine site. The site is a cross between, huffington post, digital spy, female first and the sun newspaper. Basically the site is a news site as well as covering showbiz news, travel news, health news and advice etc What i would like is for people to look at the site and let me know what they feel i should do to improve the site to make it better for our readers and to gain more readership. I would also like to hear from people on how they find moving around the site as well as the speed of the site. At the moment the site is with an american hosting company and i am in the process of talking to UK hosting companies to move the site. The site is currently on a dedicated server. It would mean a lot if people could give me their advice on how to improve the site and make it a beter experience for our readers while at the same time being able to generate income with the site. What can I do if Google Webmaster Tools doesn't recognize the robots.txt file?
I'm working on a recently hacked site for a client and and in trying to identify how exactly the hack is running I need to use the fetch as Google bot feature in GWT. I'd love to use this but it thinks the robots.txt is blocking it's acces but the only thing in the robots.txt file is a link to the sitemap. Unde the Blocked URLs section of the GWT it shows that the robots.txt was last downloaded yesterday but it's incorrect information. Is there a way to force Google to look again?

301'ing googlebot
I have a client that has been 301’ing googlebot to the canonical page. This is because they have a cart_id and session parameters in urls. This is mainly from when googlebot comes in on a link that has these parameters in the URL, as they don’t serve these parameters up to googlebot at all once it starts to crawl the site.
