How do I prevent 404's from hurting my site?

I manage a real estate broker's site on which the individual MLS listing pages continually create 404 pages as properties are sold. So, on a site with 2200 pages indexed, roughly half are 404s at any given time. What can I do to mitigate any potential harm from this?

I support Jane's advice here to make a custom 404 that is as beneficial as possible for the user.
I would only worry about 301 redirecting old property pages to their city/neighborhood subcategory if the page shows up in Google Webmaster Tools 404 section and shows an external link pointing at it that is worth saving. A process you could do about once per month or quarter.

Property sites use a range of techniques to handle this - I have seen 404s, 410 Gone responses, 302 redirects and 200 OK responses showing a largely blank page (definitely not recommended) whilst browsing a little this morning.
Others leave the listing live but show that it's no longer on the market, e.g. http://www.rightmove.co.uk/property-to-rent/property-29033160.html
It doesn't sound like you can use this last option, although it would allow you to recycle URLs for properties like rentals that often come back on the market.
If you must go with a 404, try to make it useful as Dave says. Can you customise the 404 page, perhaps pulling in information dynamically based upon the listing that was deleted?

I'd create a custom 404 page which runs a similar search, whilst you say you can't avoid the 404 what you can do is make a 404 which is useful to both the user and Google Also make sure that your site no longer lings to old content.
Run Screaming Frog to check those response codes

I should have mentioned that I don't have that option. The pages are dynamically added to the site via a plugin which pulls MLS data from the local real estate listing board. (The plugin is dsIDXpress by Diverse Solutions.)

You could setup 301 redirects from the sold property URLs to another relevant page, like other properties available in the same neighborhood/town/city. Or possibly even to search result page that contains very similar properties in regards to square footage, bedrooms, baths, etc.

301ing one site's links to another
Hi, I have one site with a well-established link profile, but no actual reason to exist (site A). I have another site that could use a better link profile (site B). In your experience, would 301 forwarding all of site A's pages to site B do anything positive for the link profile/organic search of the site B? Site A is about boating at a specific lake. Why isn't the canonical tag on my client's Magento site working?

I'm doing an SEO-audit for a client. When I'm checking if the rel=canonical tag is in place correctly, it seems like it: view-source:http://quickplay.no/fotball-mal.html?limit=15) (line nr 15) Anyone seing something wrong with this canonical? When I perform a site:http://quickplay.no/ search, I find that there's many url's indexed that ought to have been picked up by the canonical-tag: (see picture) ..this for example view-source:http://quickplay.no/fotball-mal.html?limit=15 I really can't see why this page is getting indexed, when the canonical-tag is in place. How important is the user experience for SEO in google's eyes?
So far I've gathered that backlinks are really king, however you can't get good backlinks without well written content that serves a purpose. As well you can't do a great job with that content and not keep a good user experience, since why would anyone want to backlink to content that can be helpful if you squint an eye and suffer a few scrolling cramps. So how would you rank user experience in the everlasting war of SEO for Google? With this in mind, why would using bootstrap resources pose a problem? I've seen it could add issue to pageload times, however seems minifying could easily solve that. I personally enjoy the use of Bootstrap since it's very easy on the eyes and can have real positive effects when a user looks at content on such a framework.

ScreamingFrog won't crawl my site.

Will these 301's get me penalized?
Hey everyone, We're redesigning parts of our site and I have a tricky question that I was hoping to get some sound advice about. We have a blog (magazine) with subcategory pages that are quite thin. We are going to restructure the blog (magazine) and feature different concert and have new subcategories. So we are trying to decide where to redirect the existing subcategory pages, e.g. Entertainment, Music, Sports, etc. www.charged.fm/magazine Our new ticket category pages ( Concert Tickets, NY Yankees Tickets, OKC Thunder Tickets, etc) are going to feature a tab called 'Latest News' where we are thinking of 301 redirecting the old magazine subcategory pages. So Sports News from the blog would 301 to Sports Tickets (# Latest News tab). See screenshot below for example. So my question is: Will this look bad in the eyes of the GOOG? Are these closely related enough to redirect? Are there any blatant pitfalls that I'm not seeing? It seems like a win/win because we are making a rich Performer page with News, Bio, Tickets and Schedule and getting to reallocate the link juice that was being wasted in an pretty much useless page that was allowed to become to powerful. Any reasons why social media properties are ranking higher than the site's own name?

Google fluctuates its result on Chrome's private browsing
I have seen an interesting Google behaviour this morning. As usual, I would open Chrome's private browsing to see how a keyword is ranking. This was what I see... Typed in "sell my car", I see Auto Trader page on 3rd. (Ref:Sell My Car 1st result img) Googled something else, then re-Googled "sell my car" and saw that our page went to 2nd! I repeated the same process and saw that we went from 3rd to 2nd again. Has Google results gone mental? PaGXJ.png

Multiple URL's exist for the same page, canonicaliazation issue?
All of the following URL's take me to the same page on my site: 1. www.mysite.com/category1/subcategory.aspx 2. www.mysite.com/subcategory.aspx 3. www.mysite.com/category1/category1/category1/subcategory.aspx All of those pages are canonicalized to #1, so is that okay? I was told the following my a company trying to make our sitemap: "the site's platform dynamically creates URLs that resolve as 200 and should be 404. This is a huge spider trap for any search engine and will make them wary of crawling the site." What would I need to do to fix this? Thanks!
