Branding Accuracy for Local Search

Hello Mozzers!
We have a hotel client who's brand is, say "The Moz". However, they appear online with a few different variations, e.g. "The Moz", "Moz Hotel", _"The Moz Hotel". _In the past, we have tried to include the word "hotel" in client names on local listings, for search purposes. However, does branding accuracy trump what may end up being a small gain in search?

You can read Google's descriptor guidelines here: https://support.google.com/business/answer/3038177?rd=1These state:
Business Name:
- Your title should reflect your business’s real-world title.
- In addition to your business’s real-world title, you may include a single descriptor that helps customers locate your business or understand what your business offers.
- Marketing taglines, phone numbers, store codes, or URLs are not valid descriptors.
- Examples of acceptable titles with descriptors (in italics for demonstration purposes) are "Starbucks Downtown" or "Joe’s Pizza Delivery". Examples that would not be accepted would be "#1 Seattle Plumbing", "Joe’s Pizza Best Delivery" or "Joe’s Pizza Restaurant Dallas".
So, since Google offered this option early in 2014, there has been some leeway in cases like yours. That being said, if your client decides to be The Moz Hotel instead of just The Moz, I would suggest that they list themselves that way, across the board, for the sake of consistency. This means on their website, as well as their citations. Hope this helps!

Google allows you a single descriptor, and it tends to help local results based on my experience. So I'd keep the descriptor.

How to rank local keywords?
Hi guys, I have been enjoying here to be a part of the community. A simple question: I have some local low volume keywords and want to rank on 1 with all. I have set up pages according to the keywords such as "california plumbers" and page is /california-plumbers.html To rank these types of keywords I am doing local listing and adding these particular page instead of "home page". Am I doing right? Would classifieds and local listings are suffice to get these keywords on 1 spot of Google? What else can I do? Changing Recognized Address Impact Local SEO
One of my clients is moving offices. They want to change the recognized address from: REAL ADDRESS: 4a Normal Road, Normal Area, City, POSTCODE To: MODIFIED ADDRESS: Fancy Name, Normal Road, Normal Area, City, POSTCODE I imagine this may cause issues when one tries to build some citations, with the address not being recognized by the site. Perhaps there are other issues, can anyone foresee any problems with the change? Local results are very important to this company, would it be better to stick with the real street address?

SEO Google local listings
Hello We've recently started a campaign for a local business, and now the domain authority and the number of links to the site are equal if not more to all local major competitors (bar one) and organic rankings for relevant terms are increasing well... However we still do not appear in the google local listings, despite having a verified location business account - fully set up and active and linked to the website. How can I rank for keywords Locally?

(pic 5) I simply do not understand why I am ranking so well organically but my local rankings are pretty terrible. While the listing "Garage Door Repair Service" is ranking at the top of the list. I understand that it is against Google's policy to name the listing something like this when your company name and website name is completely different. Searches without adding my city
Hi all, I have a small IT business and run it out of my home. My main keywords are: "Computer Repair Services". I have been optimising my site for awhile now. I am in Douglasville GA. If I search: "Computer Repair Services Douglasville" I am on pages 1-3 at any given time. I also show in maps on page 1 at times. If I only search "Computer Repair Services" I am nowhere to be found. I see other companies in my town listed but not me. I am missing out on opportunities from everyone outside my small town who does not include the city in the search. Also from all nearby towns. I know I do not have many backlinks and I need more Domain authority. I have run Open Site Explore on a competitor and his site has less authority and links than mine. He is always listed on page 1 without the city in the search. Can someone explain how I can be found without using my city in the search. Thanks

Any reason a listing that was showing in Google between the 3 and 5 spot on local map search would suddenly disappear all together from the map position for a specific keyword?

Local SEO Brand Name Question
I have a franchisee client where the standard practice is to list their brand name as (ex: "[Brand] of San Diego, CA") on their website. I don't think that's the legal business name of the company, just how corporate chooses to organize the franchisees. The client often uses this name in the offline world so it seems to fall within Google's guidelines for creating a listing on Google My Business. https://support.google.com/business/answer/3038177?hl=en&ref_topic=4540086 I've heard conflicting answers from Google Places reps on whether to use brand + location or just brand. I've also seen articles that state if your business name is greater than 40 characters it can often be shortened if directories choose to pull your business data from a different source and that would make the listing name inconsistent. I'd like the added benefit of keeping the location in but I know large franchises like Subway don't bother adding location though. Anyone have any experience with this?
