Should I use a vanity address when creating local citations?

My client is opening a new location of their business in the Dallas area and has listed the location on their website under Dallas, but their technical address is Farmers Branch. They have not started any citation building efforts, so I will be creating all citations from scratch. Should I create citations using the vanity address containing Dallas or list Farmers Branch as the city?

You're very welcome. Zip codes do sometimes apply to more than one area, it's true, but if the Google Map shows the business inside the borders of Farmers Branch rather than Dallas, stick with Farmers Branch. Hope this helps!

Hey there,
Thanks for the input. I have one final question for you. My client's zip code (75244) is actually valid for both Dallas and Farmers Branch. If you search the zip code by itself, Google actually returns a Dallas result. With this final detail in mind, would it still be wrong to create citations using Dallas?

Just wanted to take a minute to explain that using a virtual office or any other non-physical location in citation building is actually not permitted by Google's guidelines. Website optimization can focus on any terms the owner would like, but when it comes to citation building, using physical locations only is set in stone. Hope this helps to know

Very important that you build all citations to reflect your real-world physical location and not your service area. So, this would mean that you stick with Farmers Branch. You can work on optimizing your website to reflect services you additionally offer in Dallas, Fort Wort or other locations, but when it comes to citations, it's always about physical location. Hope this helps and this would be a good time to do a read-through of Google Guidelines, just to be sure the efforts you'll be making to build citations won't cause problems but, rather, will reap maximum benefits

Generally speaking, the decision should be based on the location served--so if the company does business in the entire Dallas area then I would use Dallas. But, if it's only in Farmer's Branch, then typically you'd choose just that city.
Another decision would be whether or not this business is going to have (or currently has) more than one location in the area. So, if in the future they will have a Dallas location, a Farmer's Branch location, a Plano location, etc. then that could cause an issue in the future, as you'd need to fix it.
If the Farmer's Branch location serves the entire Dallas area, then you should probably go with Dallas.

Disconnect MOZ Local and Google My Business
I've had problems with one of our eight branch locations when I connected GMB to Moz Local about a year ago. The location was suspended for being a duplicate. I would like to sever the connection so I could keep Moz Local live but at least temporarily delete the suspended Google My Business. Using PO Box/Virtual Address for local citations, but not GMB?
Hello. So, I am aware that it is in violation of Google My Bussiness's terms of service to use register a PO box/virtual address with GMB, but is it problematic to use such addresses for general link building with local citations, such as local directories and resource pages? Would the cons outweigh the pros (more backlinks)? And what about using one of these kinds of addresses on my website, but not GMB? Is it all so interrelated nowadays that I should steer clear of publishing a virtual address anywhere? That just seems hard to wrap my head around as PO Boxes have served a valuable function for small businesses for some 150 years. Thank you, Jon

Does a lot of Google Business Account create website SEO keyword spam?
Hi, I have an SEO client from Abu Dhabi and when I handover the project - they got only one Google My business page. One month after SEO keyword rankings found to be great. However, from last week onwards, I have noted keywords ranking is dropping.When I checked with their map - one of the keyword map rankings also lost.When I cross-checked their listing - it has been showing -they listed 8 Google my business verification.Using the same website and same phone number - just to make their presence all over Abu Dhabi.My question is -does this affect SEO keyword ranking?

Local Landing Page Optimization and Multiple GMB Listings
Hello, We’re building out a site for our business that has close to 100 office locations in different cities. Many of these are ‘partner brands’ that we have acquired under our brand. Similar to a franchise model. We want to be able to help users find offices near their location. Each office will have it’s own landing page with a physical address and contact information. We know we’ll have to build out unique copy and markup customized to the office/location. We’ve already read through https://mza.bundledseo.com/blog/overcoming-your-fear-of-local-landing-pages as well. We’re also considering ‘silos’ to build out pages for each location. To preserve authority and avoid cannibalization; our thought was having each location as sub-folders off of our domain (i.e. domain.com/locations/Partner#1/). The other option would be using a sub-domain (i.e. Partner.Domain.com/) which we noticed competitors doing and treating each sub-domain as their own independent site. Is all of the above the correct strategy? Any further suggestions? Should we fill out a separate GMB for each office and should they all use the same brand name? (in other words “BrandA” vs. “BrandA” - Brooklyn Office). In addition to GMB; would each location need local listings created (also all under the same name)? Should I claim a non-local Google business listing?
If I have a business which is non-local, but has one location and is showing up with the address and directions already in the knowledge panel, should I claim the business? Eg: the company manufactures a single product and ships directly to customers all over the world. On the one hand, of course it seems I should claim it and get more control. On the other hand, part of that process is setting a service area and I worry that by doing so I may be making the company seem less relevant outside the service area in Google's eyes.

Has Google Local search algorithm changed in the last 6 months?
My organic search results have increased, but I noticed that my Google local search results have dropped drastically. I haven't changed anything on the local side. I consistently get reviews. In my industry, I have more reviews (all 5 star) than anyone else. It actually shows weird results, like competitors that have no reviews and don't even have all of their information filled out. It is even showing competitors that are out of business. I have a lot of citations with the same NAP. I use Moz local for this purpose as well. So, I am wondering if the algorithm has changed and if I need to update my profile to match it. Thank you in advance!

Local SEO For Agents
My company has local offices all over the United States, similar to what you would find with insurance, financial advisory services or real estate. We would like these individuals to rank in their local communities. A few questions: (1) Do we need to set up a unique local website for each of these agents or can we build a unique page for each of these agents on our main website. (2) Agent(s) within a city can each provide their services to individual in or near that city, but they don't offer their service regionally or nationally. (3) The agents are generally home based and while there is no concern having their phone number listed, there is some issue with showing a private home address. Help Understanding Localized Search Results/Ranks
I have a Moz campaign for duvalasphalt.com where I want to track a non-location specific keyword, then variations that include a location. For example, here are the rankings for a keyword and the 2 location variations. asphalt company (not in top 50) asphalt company jacksonville (ranked 6) jacksonville asphalt company (ranked 6) When I do a search for just "asphalt company," I see duvalasphalt.com ranked 11. Why does Moz not show an 11 rank? I understand Google tries to show me location specific results even if my search is not location specific. Is Moz's ranking crawler searching from a location where Google will not serve Jacksonville-related results? It would make sense, but how can I get Moz to capture the rankings that are important to my client? The rankings we want to see are the results made from in and around Jacksonville. Any help here is appreciated!
