Local SEO + Searcher Intent Targeting for Home Builder

Good Morning, All!
I work for a home builder - www.HibbsHomes.com. Their site has hundreds of pages and blogs and I'm looking at consolidating many of them as they're older and use an older SEO strategy.

I'm wondering if I should consolidate the various projects into their own pages by house type and city - rather than having all on one page? Both for SEO and for easier searchability.
How would you organize this for these?
The benefit to setting up city pages is the local SEO rank (St Louis has so many suburbs).
The benefit to setting up pages by home style or size would be for user experience. How do I improve this for both?
And... how do I optimize for conversions better?

Thanks for the opportunity of looking at your client's site. A foundational concept to understand is that the company's local pack rankings will depend on their physical address, not on the addresses of the homes they build in various communities. So, as the home builder is in Saint Louis, their local pack rankings will be most achievable for searches containing the words 'st. louis' or stemming from Saint Louis-based devices. They are unlikely to rank in the local packs for any city other than St. Louis because of Google's documented bias towards physical locale of the business.
So, where we move beyond this kind of understanding of how local packs work is when we are going after additional organic rankings, instead of local ones. For this purpose, building out content that showcases the homebuilder's work in specific neighborhoods or in neighboring cities supports goals of ranking organically for searches that use these geographic terms. In that post, you'll see an example of how a house painter could create a landing page showcasing his projects in a specific community, so that seems quite similar to what you're hoping to do.
That being said, I can't predict whether city landing page or style-of-home landing pages will convert better for your particular client. Are you tracking how people currently interact with the website? When a potential customer contacts the business, are the asking what styles of housing are available, or are they inquiring about neighborhoods? Answering questions like these will necessitate some serious research.
Without knowing all of the details, I'd be inclined to think that you could have both a set of landing pages based on the neighborhoods of St. Louis, and then a separate gallery depicting popular home designs, regardless of what part of the city the homes are in. You'd have the best of both worlds that way, but if there's a reason why you have to choose one or the other, only real research into the preferences and needs of the client's customers can provide a data-based answer.

Local Business Schema Image requirement
Hello, I work exclusively with Dentists and we have been putting our json schema in the footer for a while now. Just recently they made 'image' a requirement for the Dentist category. We already use the logo in our schema and that is an image. Since the schema is in the footer, it is on every page, and the only image on every page is the logo. Does the image we add to our schema need to be on the actual web page or could it be anything related to the business, like an image of the practice or the dentist? Would it hurt to have the logo listed twice in the schema - once as the logo and once as the image? Trying to figure out what the best thing to do is for the required 'image' field for a dentist. How many SEO clients do you handle?
I work in a small web & design agency who started offering SEO 2 yrs ago as it made sense due to them building websites. There have been 2 previous people to me and I now work there 3 days a week and they also have a junior who knew nothing before she started working for us. She mainly works for me. My question is, how many clients do you think would be reasonable to work on? We currently have around 55 and I have been working there for nearly 5 months now and haven't even got to half of the sites to do some work on. I've told them the client list is way too big and we should only have around 15 clients max. However they don't want to lose the money from the already paying clients so won't get rid of any and keep adding new ones Their systems were a mess and had no reporting or useful software so I had to investiagte and deploy that, along with project management software. Their analytics is also a mess and have employed a contractor to help sort that out too. It's like they were offering SEO services but had no idea or structure to what they did. Meta descriptions were cherry picked which ones to be done, so say 50/60 on a site not filled in. So it's not like I have 45 or so well maintained accounts. They're all a mess. Then the latest 10 new ones are all new sites so All need a lot of work. I'm starting to feel incredibly overwhelmed and oppressed by it all and wanted to see what other SEO professionals thought about it. Any thoughts would be appreciated.

What is the effect of CloudFlare CDN on page load speeds, hosting IP location and the ultimate SEO effect?
Will using a CDN like CloudFlare.com confuse search engines in terms of the location (IP address) of where the site is actually physically hosted especially since CloudFlare distributes the site's content all around the globe? I understand it is important that if customers are mostly in a particular city it makes sense to host on an IP address in the same city for better rankings, all things else being equal? I have a number of city-based sites but does it make having multiple hosting plans in multiple cities/ countries (to be close to customers) become suddenly a ridiculous thing with a CDN? In other words should I just reduce it down to having one hosting plan anywhere and just use the CDN to distribute it? I am really struggling with this concept trying to understand if I should consolidate all my hosting plans under one, or if I should get rid of CloudFlare entirely (can it cause latency in come cases) and create even more locally-based hosting plans (like under site5.com who allow many city hosting plans). I really hope you can help me somehow or point me to an expert who can clarify this confusing conundrum. Of course my overall goal is to have:

Hiring an SEO Company

Local SEO case with two physical locations
I hope someone can help me make some decisions. I did read a lot about Local SEO lately but I’m not sure what way to go with this client. Client: Service provider with two physical locations (service is provided on the physical location). In the coming 12 month there will open 1-2 new physical locations in other cities. Has only one phone number. I will try to advise them to get a local phone number for both locations. But they prefer one (mobile) number to keep things simple. Clients are willing to travel for the service, since it’s a one day course they take. Current clients do come from a lot of different locations. The competition for around 5-6 big cities is pretty low since there aren’t a lot of service providers who deliver these courses. Questions: Should I put both addresses in the footer? It’s a best practice with only one location. I think it’s handy for users with two locations as well but I’m worried about how Google sees this. Also this will get confusing when the client passes 3-4 locations. If the client sticks with one mobile phone number, should I make a Google + local page for both physical locations? The Google guidelines clearly state they prefer a local number as much as possible. If I add “Our service areas “ to the top navigation and make a unique place page for every city (to rank organic aswell) is it wise to link those local Google + pages to the unique page about this service? Normaly I would go for yes, but I want to add places with and without a physical location under the same navigation. With just one location I would just focus on that city and add unique pages for the other pages. I’m getting a bit stuck between best practices since the client got opportunities with multiple strategies. I hope you guys (and girls 😉 ) can help!

How Google's Doorway Pages Update Affects Local SEO
Hey Awesome Local Folks! I thought I'd take a proactive stance and start a thread on the new doorway pages update from Google, as I feel there will be questions coming up about this here in the forum: Here's the update announcement: http://googlewebmastercentral.blogspot.com/2015/03/an-update-on-doorway-pages.html And here's the part that will make local business owners and Local SEOs take a second glance at this: Here are questions to ask of pages that could be seen as doorway pages: Do the pages duplicate useful aggregations of items (locations, products, etc.) that already exist on the site for the purpose of capturing more search traffic? I think this will naturally lead to questions about the practice of creating local/city landing pages. At this point, my prediction is that this will come down to high quality vs. crummy quality pages of this type. In fact, after chatting briefly with Andrew Shotland, I'm leaning a bit toward seeing the above language as being strongly geared toward directory type sites and large franchises. How to target a site to only specific US states?
Hey Guys, Does anyone have experience or can point me to the right documentation about geo targeting possibilities for specific states in the US or specific areas in the world. Local SEO does not apply in my case, since my website is not a business nor have a physical address. Website Mods and SEO for Multi-Location Practice?
We're in the process of taking over a WordPress website within the next week for a 3 location medical practice. These are in 3 different cities. 1 location is in a pretty competitive market, while the other 2 are not. The current site isn't bad for design and navigation and they don't have the budget for a full-redesign. Structurally, it is sound. It lacks a lot of content though and a blog. It is not responsive, should we convert to make it responsive? At first glance you can't tell they have 3 locations and their content for each location and services offered is pretty weak. What other suggestions do any of you have for getting the main site to rank for all 3 locations? I know it'll take some time since they are no where to be found now, but just looking for any other tips you may all have. Thanks!! - Patrick
