Advice on estate agent website SEO next steps

Hi everyone,
I have been working on the SEO for this website for a while now and have had a good amount of success increasing the traffic and rankings. However our main hurdle is improving conversions on the actual website - we want to encourage more people to book a valuation.
Does anybody have any suggestions on how we can improve this?

Nicholas, do you recommend any particular heatmapping tool? We've used Crazy Egg for years and I have no complaints, but I've been tasked with evaluating other options.

As Nicholas mentioned, Google Analytics and heatmapping software will give you tons of ideas for things to test. If you have a little bit more budget available, you could also benefit from usability testing. Sites like UserTesting.com and TryMyUI.com send reviewers to your website. You set up a scenario and questions for them, and they try to solve the scenario.
You'll want to determine the major things that you want people to do on your website - and also the major things that people typically want to do on your site. Some will overlap and some won't. For example, you want visitors to book a valuation and rent through you. Visitors may primarily want to learn more about your company, or maybe most of them are just looking for properties, in which case your specific website may or may not help them find a property. I'm familiar with US rather than UK companies, but in my own searches, I want to see all of the MLS properties - not just those specific to a particular real estate agent. Try to get into your visitors' heads, and then set up your test. Often it only takes a handful of tests to give you some very good ideas of where things can be improved or common hangups. Sometimes it's as simple as changing the wording you are using. Other times maybe your site doesn't work on some common browser or is hard to use on a touchscreen. If you don't want to use a usability testing service, perhaps you could enlist some of your best clients. Go to wherever they use your website the most, have them use whatever device they prefer, have them in their natural setting, and then ask them to perform specific tasks. It can be very eye-opening to realize when people can't find something that's obvious to you.
Back to analytics, I find it helpful to dive into a couple of different spots to find problems and then fix them. One thing to look at is technology. Look at a significant amount of traffic - perhaps the last 6 months - and see if there are any particular web browsers, or screen resolutions, or devices, etc. where visitors have a super high bounce rate. That can indicate that your site isn't working as you expect. Also look by channel - maybe all the organic people are bouncing while campaign traffic is working amazingly well. If all the organic people are bailing, have you targeted keywords with the right intent?
Heatmap software like CrazyEgg can tell you how far people are scrolling on each page - perhaps your huge hero image needs to move aside and those 3 primary CTA buttons need to move up. On my laptop screen, the CTA text isn't even visible, it's below the fold. So again looking at analytics and seeing what resolution most visitors are coming in on can give you more clues on where you need to place your most important content.
I can't recommend A/B testing highly enough. You can run tests for free through Google Optimize, or there are lots of other platforms like VWO and Optimizely. All make it fairly simple to do things like move the property search section to the top of the homepage and see how many people search when it's up that high on the page.

I would look for opportunities in Google Analytics or maybe even invest in some heat mapping software for the website (which usually isn't that expensive). Working on improving pages that have high bounce rate or low conversion rate first (as seen in Analytics is a great ongoing strategy.
In looking at the website, it may make sense to move your menu and logo to be above the slider images, and maybe have the property search fields above the fold as well, as these are what people will want to immediately interact with on your site.

Location of body text on page - at top or bottom - does it matter for SEO?
Hi - I'm just looking at the text on a redesigned homepage. They have moved all the text to the very bottom of the page (which is quite common with lots of designers, I notice - I usually battle to move the important text back up to the top). I have always ensured the important text comes at the top, to some extent - does it matter where on the page the text comes, for SEO? Are there any studies you can point me to? Reasons Why Our Website Pages Randomly Loads Without Content
I know this is not a marketing question but this community is very dev savvy so I'm hoping someone can help me. At random times we're finding that our website pages load without the main body content. The header, footer and navigation loads just fine. If you refresh, it's fine but that's not a solution. Happens on Chrome, IE and Firefox, testing with multiple browser versions Happens across various page types - but seems to be only the main content section/container Happens while on the company network, as well as externally Happens after deleting cookies, temporary internet files and restarting computer We are using a CMS that is virtually unheard of - Bridgeline/Iapps Codebase is .net Our IT/Dev group keeps pushing back, blaming it on cookies or Chrome plugins because they apparently are unable to "recreate the problem". This has been going on for months and it's a terrible experience for the user to have. It's also not great when landing PPC visitors on pages that load with no content. If anyone has ideas as to why this may be happening I would really appreciate it. 3 Brands, 3 Services, 3 Different Websites Right?
My client was told that having 1 website for 3 different brands/services is better than having 3 websites. I need your help to prove my value to a new client. This client has worked with Reach Local on PPC for some time and when they first got started the Reach Local Markering Consultant told this cleint that they needed to have one site for better SEO purposes. The client was told that Google ranks websites higher if they have more paid traffic going to them. I've been doing this for long enough to realize this does not help ranking, at least not enough to make a difference. Keep in mind this is for 3 different companies. One company does plumbing, another electrical and the last one does air conditioning. They also have 4 locations but only two locations have mutliple services opperating out of them. I understand these 2 location will not have there own Google+ Local / Places listing. Using the same address for 2 different business and expecting a first page ranking is just not possible. Right now when you visit the clients website you see a logo that rotates with a banner section that follows the logo rotation. First you see the AC Company and then the Plumbing etc. I see this as confusing to the end user and it is more work to get it ranked for SEO. I recommended that we build 3 speerate websites for each service and just list out all the addresses that the company services on the contact page. I would also design inside the footer links to the other services for branding purposes. Please share your thoughts on how you would handle this if you were doing the SEO for your own 3 different business services. I really appreicate any input/insight to this. So apparently SEO moz will get us de-indexed according to a SEO company!
Each and every day i get called up from an SEO company who promises to get me top spots in Google rankings if i quickly get on their special offer they have today normally i would say "no thanks and put the phone down" but i had a bit of spare time so i indulged the guy and we got talking. After the introductions and speal about his company he was showing me what his company does and how they go about it to get me top ranks (they don't get me ranks but create a website they own which then passes leads to me- kinda clever since they could then start charging me per lead or my competitors) We continued to talk and i mentioned i used SEOmoz to check my rankings and back links etc and he told me that Google are cracking down and anyone using these types of software/websites will get their websites de indexed. This struck me as BS but i wanted to get your thoughts on the matter, i personally don't believe Google would ever do such a thing as this since it would be so easy to get your competitors websites taken down (i.e. negative seo) but its certainly a talking point.

E Commerce Product URL SEO
Hi, first question here. In response to Paddy's wonderful article and Rand's related article from 09 I've found myself asking this question. "www.home.co.uk/product" or "www.home.co.uk/category/product" As I'm currently reviewing the structure for so many of our e com sites the article comes at a great time. I'm going for home/category/product so I can optimise for a category, as category based searches are quite high and competitive. Yes some products can appear in 2 categories but I'm combating it with 301's or image based links. What are your thoughts.

Old SEO keyword "articles", are they hurting rankings?
Hello, About two years ago, the company I work for hired an SEO firm to improve organic rankings on our site. The SEO company's primary method for doing this was producing "articles" that are not really articles but keyword stuffed pages with lots of hidden, internal links to other legitimate pages on our site. Examples: http://www.creamright.com/Isi-Chargers-articles.html http://www.creamright.com/How-To-Make-Whipped-Cream-article.html http://www.creamright.com/Cream-Whipper-articles.html Obviously, this strategy wasn't greatly successful and we cancelled our work with the firm. However, we still have all of the "articles" on the site (about 50-60 pages total) and each page is navigable from the html and XML sitemaps. Additionally, the SEO firm we used built a lot of useless links to these pages from BS directory sites which are all still active. The question I have is whether we should remove these "article" pages or should leave them alone? Although I'm sure they aren't helping any of our SEO efforts, could deleting the pages after two years negatively impact our search rankings? Thanks in advance for any help on this, Doug M.

Need advice on diplaying content for Search
Hi every body, I am doing landing page redesign(s). Does any body know or can refer a content carousel that can rotate video and pictures? The "site with images" search option result is a compelling reason to showcase pictures if your space competeiveness (showroom, merchandise, etc) can be improved with a strong image presence. here is my main landing page http://www.shearerpainting.com I know there is alot of stuff, and confusing call to action, but I am looking for strategies to clean it up, clear fous on action (get bid, learn more), but allow users to see that they can dig for more content.
