Advanced SEO - Locations vs Service Areas

Hi we have a Roofing business that has an office "corporate headquarters" in Lincoln Nebraska- We have also setup service areas or "address locations" in other states and cities we service.
The remote addresses we have are through the UPS store locations giving us an address in the areas- Knowing that Google GMB wants us to list these as service locations and not physical addresses- they have told me directly we are setup okay with separate GMB pages for each location- they say we just need to "hide" the addresses in GMB.
Question: If we "hide" the local address on "all" of the local listings how will this affect the local SEO? It seems like not having a physical office will hurt the local presence- or moreso- having an actual office will help it? Can anyone give input and opinion of setting up "Service Areas" vs "Locations" as it relates to SEO and SERP placement?

Thank you for bringing your question to the forum. I'd like to address this in two parts:
- I'm honestly concerned that a Google support rep has given you bad advice. This does happen. P.O. boxes are not considered valid addresses and are expressly cited as ineligible by Google's guidelines which read:
"Use a precise, accurate address and/or service area to describe your business location. P.O. boxes or mailboxes located at remote locations are not acceptable."
So, unless I'm missing some aspect of your business model, what the Google rep told you is incorrect. As I've said, this sort of thing does happen, and I'm concerned that your listings could be removed at any time for a guideline violation and this could even possibly prejudice Google against your account, in general, including its legitimate listing in Lincoln. So, I think this is the biggest problem you face right now and in your shoes, if you want a second opinion I would do the following. Go to Google's Forum and title your thread: Gold Product Experts, Did a Google Rep Steer Me Wrong? Then, in the post, share the information about your business listings and repeat the advice that was given to you. Gold Product Experts are Google's top-level forum volunteers and the best source of an educated second opinion when something Google says seems off.
I strongly guess they will point to the guidelines I've indicated and that you will end up removing these listings as ineligible. - Your second question regarding hiding/showing your address is the center of a discussion that's been going on for many years in the local search marketing industry. On the surface of things, hiding your address is not supposed to negatively impact your ability to get your listing ranking well. However, I can personally say that I have seen enough evidence to the contrary to convince me that hiding your address can, indeed, negatively impact your rankings. There are some local SEOs who strongly believe that doing so can even doom the listing. So, know that your question is valid, but that the topic is controversial, with experts frequently stating that hidden addresses do negatively impact the ranking scenario.

What do I need to do for SEO when moving a business out of state?
Hello! So I have a business that I run out of a single location for the last 3 years. I am unfortunately having to move here in the next few weeks My question is what do I need to do in order to have the best chance at SEO for the new location? When should I make the changes? Does it take a long time for me to stop showing up in the previous location? and is there something I need to do to remove those? Also, is there an app or a website where I can find and update all listings at once or at least a bulk of them? I know that there are some weird sites that have my business info in them that I did not put there. Obviously these would have the wrong address. Local SEO: Special charakters in brand name?
Hey guys, we run a local gym in Germany located in Nuremberg called: "STUDIO N°1 - natürlich fit". Our domain is: www.studio-no1.de We are currently working on a new website since our current Website isn't really SEO optimized. Until then I would like to start optimizing some off-page attributes. As far as I know one of the main points in Local SEO is that your firm is registered at important directories. In our case we are already registred in most of the important german directories. The problem is that our oficicial company name has a special charakter included. This means that in some cases we have "N°1" and in some others "No1! Our Google Business name for example has "N°1", facbook not (no special charakter allowed). Germanys most important site for listings: Gelbeseiten, doesn't even allow special charakters in brand names.... On which name should I focus to get all the business listings to have identical NAP informations? Does it even matter? Schould I focus on "STUDIO No1 - natürlich fit" or "STUDIO N°1 - natürlich fit"? Are Yellow Pages links good for SEO
I have a client that has 2500 yellowpages.com links like this one http://m.yellowpages.com/hillside-nj/guardianship-services Are these SEO relevant? Can they hurt SEO efforts. Is this something should push for clients? Can Yellow pages be a good link building strategy? What say you?

Not all business locations showing for a brand search
I've got a client with multiple business locations however when I type the company name into Google it's only displaying 2/3 of the branches in the local pack for that SERP. The client's picked up on this and would like the third location to appear in the local pack when people search for their company name. I have a suspicion that it's because the third location (the one that isn't displaying) has an address that's exactly the same as several other businesses that are located in offices directly above or to the side of them. My (very flakey) theory is that Google is perhaps uncertain about the exact location of this business given that there are several others with the same address but different business names, so the NAP consistency is being diluted and Google is simply leaving them out of the local pack due to the uncertainty over which business is in fact located at 2 West Street. So my question is, has anyone else had any issues of not all business locations showing in the local pack for a brand name query and if so how did you solve it?

Google My Business- Will a large service area dilute local search results?
I am considering adding our actual service area to our Google My Business profile, but I don't want this to dilute our local search results. As it is, we come up in the top 3 or so when searched in our HQ's city and several nearby cities when you search for us in Google Maps (although when I look at the top 10 organic for Google for some reason when you search for these cities + our keywords Google doesn't show any local results). Our actual service area is fairly large, comprising the states of CA & Hawaii & parts of CO, AZ, and UT. I would be adding the service area by zip code rather than radius, as a radius wouldn't make any sense in this case (particularly considering the distance between HI and CA). Is it better to keep our relatively high ranking in local results? Will adding the service area not affect local results negatively? Also, do you know why Google isn't showing me local results when I look for our keywords + our nearby cities? When I look for these keywords in larger cities like LA or San Diego, Google always shows me local results.

Multi-Location Listing Best Practices for Home Office, In-the-Field Positions, and Business Centers
Hi fellow Mozzers! Our marketing agency (based near SF) has partnered with 3 individuals in NYC, LA, and Seattle. I would like reflect our expansion on our site and local listings, but want to make sure we're on the up and up, since it's not a traditional brick-and-mortar expansion. Many people have used similar tactics in a black-hat way, so just want to make sure we don't get grouped in there. Is pursuing local listings in advisable in this case? In the Field/Home Offices - What is the best practice for listing a location in the field with home office - but no official B&M office? Business Centers - How does Google treat business centers where we have a part-time presence? (We legitimately use, can receive mail/phone calls, have an office share allocation, and host meetings in their boardroom.) Local Numbers and Addresses - Will a local phone number forwarding to our main HQ work? We'd prefer to filter all of our calls through our HQ since we have the infrastructure there. Other Considerations - Other than setting up our address and phone numbers on our site and major listings, is there anything else that should be top priority or concern? Thanks for your help here! How do we setup renting space without hurting our local seo?
Currently, one of our offices has two businesses in it that our owned by the same person. The law firm and the title company. They both use the same address, but they both rank locally for this area. I'm worried that having another company rent space here that is not affiliated with the owner AND is using the same address will hurt us. What are our options here? The best thing I can think to do is have them add a suite number or something to their listing, but I'm not sure exactly how to do that. Do I need to get the post office is to verify that? Will google and the rest just overturn it, if it's not in their records? Anyone know how best to proceed with this? Thanks, Ruben

Google Services for our Multiple Entities with Multiple Locations
I need to know what is the better practice for us. We have long had one Google account for our four businesses. It was easy to manage GA, Adwords, WMT and until recently - Places. My places account is not transferred to the new My Business Locations, but I am having trouble with a few items and I am wondering if it would be better to have each of our business take on their own unique Google accounts. If I did that, would I be able to transfer GA and other ownership or would I lose all my existing data? Should I just wait to see what my listings are when i get transferred and then worry?
