Latest from ... feature SERPs

Hello Mozers, this is probably (as per) a naive question, but, is the 'Latest from ***.com' element in SERPs an extract of Google News? I've added an example of what appears for 'Moz' in SERPs.

While typing in "Latest from ***.com" may trigger some press releases or news sites to show. The Google SERP is not strictly Google News. The Moz screenshot you attached showed Moz's latest blog posts at that time, and were not related to Google News to my knowledge. Hope this helps!

SERP Cannibalization Issue
Hi Moz Community, Glad to be here with you. I need some help from you guys. I have a new client website: [https://deluxemassage.co.uk/](link url) My client runs this type of business offering professional therapeutic health services. It offers massage services on demand ("mobile", therapists visiting clients at home). The client has his business registered, and the therapists listed on the website are carefully vetted, all having training in different types of massage. The client's problem is that until 2 months ago the site was in position 3-4 in Google (somewhat stable) with the main page for the keyword "mobile massage London". Recently I noticed that another page on the site that lists all therapists - i.e. this page [https://deluxemassage.co.uk/therapists/](link url)- is on the first page of Google for the above keyword, although both the title tag, meta description and the page on the site do not target the above keyword.

I notice that both pages have serious fluctuations in the SERP for the mentioned keyword, sometimes appearing both in the results.
The Home page is marked as rel=canonical Of course the position in SERP fluctuates from 8, 11, 12, 7. What should I do to solve this problem? Any thoughts here would be appreciated. Thanks0 -
Site appearing and disappearing from google serps.
Hi, My website is normally on page 2-3 on google consistently. Over the past month it has been appearing and then completely disappearing from the serps. One day it will be on page 2, then the next day completely missing from the serps. When i check the index it seems to be indexed correctly when doing site:mysite.com. I don't understand why this keeps happening, any experience with this issue? It doesn't seem to be a google dance as far as I can tell. When my other sites dance they typically just go up or down a few ranks for a couple weeks until they stabilize. Not completely fall off the search engine.

Big change to title tags in SERPs for me, anyone else?
Beginning today, when I search in incognito mode, Google is giving me extremely limited titles, and not really going off of the title tag. The results are horrible for users, and make me nervous as an SEO. Image attached below: wGG7QRp

Fresh content..how important to SERP position?
I've heard that fresh content helps boost your position in the serps. If i wrote all new unique content on some of my pages that havent been changed in several years, would i see a boost in the rank? If so, how many positions?

How do I control the "link-tree" part of the SERP results?

SERP Drop
Hi, I have been trading online since 2006 and over the years I have built up some impressive SERP's for keywords such as "mens underwear' which I was SERP 1 for. However, over the past 6 months I have pretty much dropped off the face of Google for a large proportion of my keywords. I suspect I have been hit by the Panda/Penguin updates and do not know how to recover this. I have a mixture of what I consider to be relevant and healthy links, but there are also a few links in there that Google would no longer like. However, I believe that the majority of my links are OK. What should I do? Thanks i97zo6W.jpg

Increase of Directory websites in SERPs
Has anyone noticed a bump for Directory style websites in SERP after the recent Panda/Penguin updates . I am new to SEO but after monitoring one website in particular I have noticed that the site has dropped around 8 positions for location based queries and directory style sites such as yell.com, freeindex.co.uk, thompsonlocal.com all have seemed to moved up ever so slightly even above competior sites, which from memory were all below competior sites in previous search queries . I wonder what your thoughts are on this, or its possible that my site in question has been affected and I need to carry out more work to improve its positions back to its original. Your thoughts are welcome.

What is the best way for a local business site to come up in the SERPs for a town that they are not located in?
At our agency, we work with many local small business owners who often want to come up in multiple towns that are near to their business where they do not have a physical address. We explain to them again and again that with the recent changes that Google in particular has made to their algorithms, it is very difficult to come up in the new "blended" organic and Places results in a town that you don't have a physical address in. However, many of these towns are within 2 or 3 miles of the physical location and well within driving distance for potential new clients. Google, in it's infinite wisdom doesn't seem to account for areas of the country, such as New Jersey, where these limitations can seriously affect a business' bottom line. What we would like to know is what are other SEOs doing to help their clients come up in neighboring towns that is both organic and white hat?
