Cost Difference Between Coding Custom Theme or Coding Child Theme

Assuming there is an SEO advantage to coding a Wordpress custom theme (wondering if that assumption is correct) versus modifying a child theme, is there a very significant cost difference between the two choices?
Competition in my niche (New York City commercial real estate is keen) and I am dealing with competitors such as www.wework.com, 42floors.com and squarefoot.com with optimized sites built with quality code.
In the event that we modify a child theme, I am leaning in any case towards have wireframes and illustrations provided to present to the developer. Should I expect a custom theme to be double the cost, triple assuming the design is provided?
I have read that code maintenance on a child theme is less costly as modifications get pushed to the parent theme. How substantial are maintenance costs (time to maintain) for a custom theme?

I definitely understand.
My agency works with premium themes / child themes and find that while many are very clunky and bloated, we don't notice any issues with the code not being clean enough. When using pre-built WordPress themes, we find it's important to utilize canonical tags when necessary, always check on page speed, and to noindex unnecessary pages. We also use Yoast SEO plugin, which will cover some themes' faults.
Having said that, I'm not a developer, but I'm sure there are themes out there with invalid or unfriendly code.

Thanks so much for the excellent answer, it really provides an idea about differing development costs between a custom theme and a child theme.
I am on the fence as to whether a real estate theme would not be sufficient. I can absorb the added cost if necessary. Big factor is whether cleaner, more efficient code of a custom site is an important SEO factor. Do you have an opinion? We are just in an insanely a competitive niche so we need everything working in our favor. But from a user interface perspective some of the commercially available themes are pretty good.

It's really hard to give a general price estimate for a custom theme v.s. using a WordPress theme and utilizing child themes.
I would say you can expect the custom theme to be at least double the cost, but again, there are countless factors to consider. You will most likely be looking at more maintenance with the custom theme, but it will largely depend on how your developer codes, how many plugins they utilize, whether they build custom plugins, etc...

ECWID Ecommerce Sites. No Custom URLS?
Is there any way possible to be able to name product urls in website that use ECWID for their ecommerce? They have long and "dirty" urls. For a real estate website, is a different mobile site warranted vs a responsive site?
I researched the major real estate websites: Zillow, Trulia, Remax, Keller Williams, Century 21, etc. They all have a separate mobile site and not a responsive one. Entering different but related industry, keep it on the same domain or new domain?
We rank well across many online furniture keywords within google.ie here in Ireland, this is our core business and it is successful. Now we want to branch out into the related field of "kitchens". So the question is do we setup a new domain (a sister site) or keep it on the same domain with a new sub category. So the main categories off the home page would be: Sofas Bedroom Furniture Dining Furniture Kitchens I know all the benefits of keeping to the one domain (the domain has age, and already has DA of 30 with many landing pages with PA from 30 to 49), so for the short term SEO angle keep it on the same domain. But from a Branding perspective this is not a great approach. Is it better to have a dedicated domain/site for kitchens (and the bonus of having a keyword match in the domain)? We are always thinking longer term so we see this as a 3 year plan outwards rather than a get rich quick. There is an additional overhead of course with managment of the domain, templates SSL, PCI etc etc and we are conscious that a new domain is not a easy route to success. Looking at the top 10 for the main keywords within the "kitchen" keyword cloud most if not all are dedicated kitchen sites, or kitchens are the main business so their homepage is there kitchens landing page. The competition in the google.ie space have 20-30 DA and PAs roughly 30 being the highest DA, we are thinking that this has not a huge challenge to overcome? Dynamic pages and code within content
Hi all, I'm considering creating a dynamic table on my site that highlights rows / columns and cells depending on buttons that users can click. Each cell in the table links to a separate page that is created dynamically pulling information from a database. Now I'm aware of the google guidelines: "If you decide to use dynamic pages (i.e., the URL contains a "?" character), be aware that not every search engine spider crawls dynamic pages as well as static pages. It helps to keep the parameters short and the number of them few." So we wondered whether we could put the dynamic pages in our sitemap so that google could index them - the pages can be seen with javascript off which is how the pages are manipulated to make them dynamic. Could anyone give us a overview of the dangers here? I also wondered if you still need to separate content from code on a page? My developer still seems very keen to use inline CSS and javascript!
