Cost Difference Between Coding Custom Theme or Coding Child Theme

Assuming there is an SEO advantage to coding a Wordpress custom theme (wondering if that assumption is correct) versus modifying a child theme, is there a very significant cost difference between the two choices?
Competition in my niche (New York City commercial real estate is keen) and I am dealing with competitors such as www.wework.com, 42floors.com and squarefoot.com with optimized sites built with quality code.
In the event that we modify a child theme, I am leaning in any case towards have wireframes and illustrations provided to present to the developer. Should I expect a custom theme to be double the cost, triple assuming the design is provided?
I have read that code maintenance on a child theme is less costly as modifications get pushed to the parent theme. How substantial are maintenance costs (time to maintain) for a custom theme?

I definitely understand.
My agency works with premium themes / child themes and find that while many are very clunky and bloated, we don't notice any issues with the code not being clean enough. When using pre-built WordPress themes, we find it's important to utilize canonical tags when necessary, always check on page speed, and to noindex unnecessary pages. We also use Yoast SEO plugin, which will cover some themes' faults.
Having said that, I'm not a developer, but I'm sure there are themes out there with invalid or unfriendly code.

Thanks so much for the excellent answer, it really provides an idea about differing development costs between a custom theme and a child theme.
I am on the fence as to whether a real estate theme would not be sufficient. I can absorb the added cost if necessary. Big factor is whether cleaner, more efficient code of a custom site is an important SEO factor. Do you have an opinion? We are just in an insanely a competitive niche so we need everything working in our favor. But from a user interface perspective some of the commercially available themes are pretty good.

It's really hard to give a general price estimate for a custom theme v.s. using a WordPress theme and utilizing child themes.
I would say you can expect the custom theme to be at least double the cost, but again, there are countless factors to consider. You will most likely be looking at more maintenance with the custom theme, but it will largely depend on how your developer codes, how many plugins they utilize, whether they build custom plugins, etc...

Multiple H1 Tags for different section on one webpage in HTML5 Website? Should I have only one?
https://www.tcs.com website has multiple H1 tag on around 40 out of 1000 pages. Webpage has different section and each section is important that's why used multiple H1 tag (one h1 for each section) **I understand, google will not penalize for multiple H1. Does anyone know how to find functions/codes/etc in WordPress?
Right now, I'm working on solving a relatively easy WP issue (easy, because someone told me what to do. Thanks iNetSeo). I have to replace: <span class="post_date"></span class="post_date"> and replace it with <span class="post_date date="" updated"=""></span class="post_date> But, I can't find the "_<span class="post_date">"</span class="post_date">_For a number of my WP problems, the hardest part is just located the code/function/markup I need to replace. Does anyone know where this might usually be stored on a website? Also, does anyone know if there's any tool that would allowed to just put "various function" in a search box, and wordpress take you to where it was on the backend of your site, so you could edit it? I included a screenshot of our editors, but I already opened them all, pasted the code in Ctrl-F to no avail, but maybe I missed something. Thanks for helping with my frustrating scavenger hunt! For a real estate website, is a different mobile site warranted vs a responsive site?
I researched the major real estate websites: Zillow, Trulia, Remax, Keller Williams, Century 21, etc. They all have a separate mobile site and not a responsive one. The client wants it to be easy to search for properties from a smartphone. Is it possible to get a responsive version of a real estate website on a smartphone?

Does listing my customer's address, phone number, and a contact form on "every page" count as duplicate content that they'd be penalized for?
I work with small local businesses (like Tree Farms, Feed Stores, Counselors, etc) doing web design, seo, etc. I encourage them to have their contact information visible at all times on their websites. Custom URL's with Bigcommerce Issue (Is it worth it?)
We're building out a store in Bigcommerce, who for all intensive purposes is perfect for SEO besides the fact that you can not change the URL's to be custom. My question is, does this kill the SEO value of bigcommerce, despite everything else being great? So for example the URL's for a category page would be something like this www.mysite.com/categories/keyword and the product URL's are pulled in by product name, so product URL's could be something like www.mysite.com/products/Product-Description-Long-223.html (notice the words will be capitalized and their is no way to remove the trailing .html) I could go with Interspire (the liscenced version of Bigcommerce) or Magento so I can custom edit this stuff. But then its a lot more work for my employee's on the buildout.

Is there any difference in using an underscore vs. a dash in the directory portion of the url?
A friend who is a software developer asked this question regarding the directory portion of the url: Is it better to use dashes or underscores? I know in the domain name Matt Cutts recommends dashes, but what about the directory extension?
