Multiple businesses under the same physical address

If I am running one business at one address and I start a new business what should I do to avoid triggering spam filters for having 2 businesses using the same address. I've been told by an seo that I trust the best way to do this is create a suite #. If I do this then I have to change all the addresses on the existing campaigns for the Primary business because if I create suite #'s it changes the primary's address by doing this.

Hi Mr. Partyman,
In my opinion, because you are already established with your first business at the street address, the best thing to do would be to get a Suite A, just for the second business.
As Sanket has pointed out, it's critical that each business has its own phone number, business name and Google categories, as well as its own address, so be sure you are making these totally distinct.

Yes, but you'll also need to have different phone numbers for each business, even if it's just a forwarding number. Google uses phone number as their unique identifier for the business so they will merge businesses with the same phone number and assume it's a data error instead of two separate businesses. I have seen this happen with clients in the past, and it just can't be fixed without two different phone numbers.

If I change the primary business to Suite A or Suite 1 and then name the new business suite B or Suite 2 I will have to go and change all the marketing I've already done for the first (primary) business.

I have a hotel that has a restaurant within its building. Both the hotel and restaurant are owned and managed by the same group. There was a proposal to create a U-NAP distribution for the restaurant itself. For Local SEO on a business with many locations, should the city be included in the business name?
For a franchised business with ~50 locations spread across the US, should the city be included in the business name when building citations? Fictional example: We have a staffing franchise called 'Hamilton Staffing'. They have 50 locations in the US. They are all called 'Hamilton Staffing'. We need to finalize the correct NAP information so we are consistent in building citations. For the name, should we just use 'Hamilton Staffing' for all of them? Or should we use 'Hamilton Staffing - Chicago' and the like for other locations? It looks like InfoUSA and Axciom are just using 'Hamilton Staffing', whereas Google is using 'Hamilton Staffing Chicago' and the like. Thoughts on this?

Which domain to use for SE business listings?
For a first time, new website. I have a Barber shop in Hartford named "Dixie Cutters" with two domains, dixiecutters.com and barberhartford.com. Obviously the latter domain has two main keywords, barber and location...Hartford. So it would be better to use that and use a 301 redirect for dixiecutters.com to redirect to barberhartford.com. Many online directories including SE listings on Google Places, BIng and Yahoo have already been set up withe domain "dixiecutters.com" and the email address [email protected]. If I choose to make barberhartford.com the primary domain with dixiecutters.com 301 redirecting to it....does this mean that I should then change the directory listings and more specifically, the SE business listings so that they have the primary domain listed (barbarhartford.com) with an email address [email protected]? Or can I leave all of this alone and keep as stated above without any SEO local consequences. I know consistency is a big issue with NAP. I also know it's recommended to use an email address with your domain name in the SE business listings. If a 301 is in place, can I use dixiecutters.com in my listings?

Multiple Businesses in One Location + In One Google Places Account Under Review
HI, My Problem: Multiple businesses in one location, under one Google Places account, one being reviewed. My Question: see very bottom of this post Background: I am trying to help a client get both of his businesses ranking in Google Places. The problem is the office building has multiple doctors/practices in the same building and gave no business suite numbers to doctors that rent office space. Here is the list of the other businesses in the office: http://www.fullcirclefamilycare.com/health_care.htm. The problem escalates because the doctor I am trying to help has a chiropractic business & a spinal decompression business, both legal entities, both different registered company names, different phone numbers, and websites, but both located in this office building. He rents two offices (they should be suites) in the building. The second he just confirmed the Google Post card a few weeks ago and has been under review since. More research so you can help me better: The "The Shop for Holistic Health / The Shop at Full Circle", a businesses location in the same office building has verified their account and ranks #1 for "women's health care white plains NY" and "midwife white plains NY." Another business,in the same office building "Keras-Donaghy Melissa S", has not claimed their listing and ranks #1 for "Women’s Health physical Therapist white plains NY" Another business, "Kuhl Josephine MD," has not claimed their listing ranks in the top 10 for "Adolescent Psychiatrist white plains NY." My Question: What do I do, wait it out and see if Google will remove the "under review" under his current Google Places account or do I add a suite number now and see if Google will send another post card? Or do I create a new account, add the business, add a suite number this time, and see if they will confirm it. Local Search - New Business - 4 different Erroneous, Unverified Google Places Pages
My client is a new business <1 year old. Google has 4 unverified places pages for this business - all have slight errors in the business name and address. Which one should I claim? Will Google let me change the business name once I verify ownership? How will I get rid of the other listings once I claim and correct one of them? In light of these data errors and/or as a general rule do you recommend the paid submission services for UBL and Localeze (http://getlisted.org/resources/why-listing-services.aspx)?
